We are seeking a Project Manger with experience in construction or real estate. This position is responsible for assisting a real estate design team by leading individual, multi-disciplined construction real estate projects from budgeting through completion. This role would include, but not limited to, interviewing and engaging architects and GC’s for overall budgeting purposes, acquire any/all other budget items from all vendors (low voltage, furniture, security equip. etc.), review of all architectural/engineering construction drawings.
This position will be required to offer support and guidance to all new construction projects as well as conversions and renovations of existing properties. As an integral member of a flexible team they will be required to interface with Area/District Managers, General Contractors, Architects and vendors throughout various stages of the project to ensure a seamless transition for the branch office into a new space or renovation of existing space with minimal disturbance.
Duties and Responsibilities:
- Demonstrates capability to read, understand and apply standard to moderately complex documents affecting real estate projects, including agreements/contracts, leases, work letters, surveys and construction drawings.
- Review of architectural construction drawings - applies all preliminary information to develop final design in floor plans, finish plans, equipment plans, elevations, details and review and approve submittals.
- Hold calls to review facility standards with Architects and General Contractors to ensure the bidding process results in an accurate quote.
- Holds weekly construction calls throughout the project with local leaders, architects, general contractors, and other national vendors through the duration of the project.
- Assists with move coordination activities including calls with movers and telco/IT teams as well as visit to the site on move day to ensure a smooth transition for employees to their new location.
- Must be able to manage multiple projects simultaneously.
- Ability to create and balance the budgets of each project and manage project scope and change orders.
- Gather all close out documents from the contractor to collect TIA.
- Ability to communicate design changes needed to design team and find solutions to unexpended conditions or issues during the construction phase.
- Proficiency in Microsoft Office, including Microsoft Project, or other PM software
- Thorough understanding of the construction and architectural design industry
- Strong written and verbal communication skills
- Excellent time management & organizational skills
Education / Experience:
- 5 + years of previous construction project manager experience
- Bachelor’s Degree in Construction Management, Engineering or equivalent.
