Dynamic contract opportunity with a progressive commercial real estate services company.
Position: Fund Controller
Location: Bloomington, Minnesota 55435
Hourly Rate: $61.95/hr.
Term: 2 Months Contract 

Day-to-Day Responsibilities:
  • Produces fund financial statements and other required financial information including but not limited to investor funded and unfunded commitments, asset accrual methodology and output.
  • Provides qualitative analysis and comments.
  • Maintains shareholder registries.
  • Prepares periodic financial statements and assists with audit and tax preparation and audit review.
  • Performs budgeting, forecasting and reporting activities.
  • Assist in preparing client presentations relating to fund financials.
  • Completes in an accurate and timely manner.
  • Monitors, compiles and analyzes financial data.
  • Performs detailed review of monthly or regular property level reports, and may provide a forward-looking view to senior team members.
  • Assists with reviewing periodic P&L calculations at the fund and investor levels.
  • Operates the daily activities of the treasury, cash management and accounting function of the fund.
  • Reviews and signs-off on property level bank account reconciliations.
  • Posts journal entries and money movement transactions.
  • Ensures all fund transactions are properly posted to accounting system.
  • Prepares and reconciles trial balances for assigned funds.
  • Assist in discussion with banks and financial institutions, assist with handling financing arrangements and execution of loan agreements.
  • In the US, prepares investment and positions reconciliations and daily reconciliation of cash balances.
  • Performs periodic asset payment, cash and corporate action reconciliations.
  • Supports senior team members in the management of risk and compliance activities.
  • May participate in new business proposals.
  • May assist with structuring investments and raising capital.
  • Maintains Fund Valuation Principals “FVP” for limited partnership interest pricing,
  • Prepares, analyzes and reviews periodic NAV calculations.
  • May be a contact point for investors.
  • Some regions updates and monitors daily trading, general ledger activity and pricing of funds to ensure accuracy of daily NAV calculation.
  • Feeds data for client presentations on financials.
  • Supports preparation of investor capital call/distribution notices.
  • Supports preparation of IRR and performance reporting models.
  • Executes on processes and procedures, and constantly provides feedback on process improvement.
  • Performs administrative tasks as required.
  • Troubleshoots escalated issues and ensures internal and external customer requests are handled timely, accurately and with a focus on customer service.
  • Participates in systems testing and implementation-related tasks.
  • Provides data, information and has in-depth supporting role in an audit process.
  • May participate in special projects including new fund set-up and fund closures.
  • Performs other duties as assigned

Is it a good fit? (Requirements):
  • Degree from a four-year college or university program with an emphasis in accounting, finance or related field required.
  • A minimum of five years accounting experience or equivalent combination of education and experience required.
  • Prior experience in fund level accounting preferred with real estate accounting or fund accounting software systems.
  • Certified Accountant qualifications in relevant jurisdictions.
  • Communicates clearly, effective and concisely.
  • Has solid negotiation and group presentation skills.
  • Requires intermediate knowledge of Generally Accepted Accounting Principles (GAAP) and Financial Accounting Standards Board (FASB) regulations including an intermediate knowledge of financial terms and principles to include accounting methods (cash, accrual, and full GAAP).
  • Ability to calculate intermediate figures such as percentages, discounts, and/or commissions.
  • Conducts intermediate financial analysis.
  • Solid technical financial skills and comprehensive knowledge of GAAP, FASB, REIS, IFRS, and in-region/in-country standards.
  • Ability to comprehend, analyze, and interpret complex documents.
  • Ability to solve problems involving several options in situations.
  • Requires intermediate analytical and quantitative skills.
  • Advance economics, math and analytical skills and ability to apply them and in the pursuit of diverse situations.
  • Knowledge of real estate terms, definitions, and real estate analytical methodology.
  • Knowledge of Company financial systems as well as internal and external information sources.
  • Intermediate knowledge of computer software and hardware (i.e. Microsoft Office Suite Products).
  • Ability to work in multiple accounting software applications.
